The Cabinet Conundrum

Picture this: you walk into your kitchen, ready to whip up a meal, but all you can focus on are those outdated cabinets staring back at you. They’re dingy, worn, and just plain tired. Sound familiar? If you’re like most homeowners in Colorado Springs, you’re debating whether it’s time to give those cabinets a facelift or to kick them to the curb and start fresh.

Let’s face it: remodeling decisions are overwhelming. You’ve got budgets to consider, aesthetics to dream about, and—let’s not forget—the reality of living through construction chaos. But don’t worry! At Southern Mesa, we’ve helped countless homeowners navigate this exact dilemma. By the end of this article, you’ll know the pros, cons, and costs of both refacing and replacing cabinets so you can make the best choice for your kitchen and wallet.

Now, let’s dig into the nitty-gritty (or should we say “gritty woodwork”?).

What is Cabinet Refacing?

Cabinet refacing is like a makeover for your cabinets. Think of it as the kitchen equivalent of swapping out your wardrobe for a trendy new look. Refacing involves keeping the bones of your existing cabinets but replacing the doors, drawer fronts, and hardware. The exposed surfaces get a fresh veneer or laminate finish, so everything matches perfectly.

If your cabinet boxes are sturdy and the layout works for you, refacing can be a fantastic option. It’s quick, cost-effective, and much less messy than a full replacement.

Typical Costs for Cabinet Refacing in Colorado Springs

In Colorado Springs, the cost of refacing cabinets typically ranges from $5,000 to $15,000, depending on the size of your kitchen and the materials you choose. For example:

Laminate finishes cost less but might not have the luxurious feel of wood.

Real wood veneers (like cherry or oak) are pricier but elevate the look.

What is Cabinet Replacement?

Cabinet replacement is the full “monty“ of kitchen upgrades. This process involves ripping out your existing cabinets—doors, frames, boxes, and all—and installing brand-new ones. While it’s more disruptive and costly, replacement offers complete freedom to change your kitchen layout, add storage, or upgrade to high-end materials.

For homeowners dreaming of a custom kitchen or those with damaged cabinets, replacement might be the better choice.

Typical Costs for Cabinet Replacement in Colorado Springs

A full replacement in Colorado Springs generally costs between $20,000 and $50,000. Custom cabinetry, exotic woods, and premium finishes can push that number even higher. If you’re planning to double your square footage or add intricate features, be prepared for costs to climb.

Pros and Cons of Refacing Kitchen Cabinets

Advantages of Refacing

Budget-Friendly: Refacing can save you up to 50% compared to replacing.

Quick Turnaround: Most refacing projects wrap up in 3-5 days, so you won’t be washing dishes in the bathtub for long.

Eco-Friendly: Less waste means fewer materials end up in a landfill.

Minimal Disruption: Your kitchen layout stays intact, and there’s no need for major construction.

Drawbacks of Refacing

Limited Customization: Refacing can’t fix poorly designed layouts or damaged cabinet boxes.

Durability Concerns: Laminate finishes might not hold up as well as solid wood.

Won’t Add Storage: If you need more cabinets or larger drawers, refacing isn’t the solution.

Pros and Cons of Replacing Kitchen Cabinets

Advantages of Replacing

Endless Customization: You can pick any material, style, or layout to match your dream kitchen.

Durability: New cabinets often come with warranties and modern materials built to last.

Boosts Home Value: A total overhaul can significantly increase resale appeal.

Drawbacks of Replacing

Higher Cost: Replacing cabinets can double or even triple your budget compared to refacing.

Time-Intensive: Full replacement can take weeks, leaving you navigating construction dust and eating takeout.

Waste: More materials = more environmental impact.

Key Considerations When Choosing Refacing vs. Replacement

Budget Constraints: If you’re saving for a ski pass at Breckenridge, refacing might be your best bet.

Aesthetic Goals: Want a completely new layout? Replacement wins.

Durability and Longevity: Plan to stay in your home long-term? Replacement might be worth the investment.

Home Value: If you’re selling soon, ask your realtor if buyers in Colorado Springs care more about shiny new cabinets or a functional facelift.

The Environmental Impact: Refacing vs. Replacement

Colorado Springs homeowners are no strangers to embracing sustainability. Refacing typically generates far less waste than replacement, making it the greener choice. However, if your cabinets are beyond repair, replacing them with sustainable materials like bamboo or reclaimed wood can minimize the impact.

What to Expect from Southern Mesa: Your Kitchen Cabinet Experts

At Southern Mesa, we understand the stress of remodeling decisions. Whether you choose refacing or replacing, our team ensures the process is smooth and stress-free. With years of experience in the Colorado Springs area, we know the unique challenges homeowners face here—like dry climates and fluctuating temperatures—and we’ll help you pick the best materials for long-lasting results.

At the end of the day, there’s no one-size-fits-all answer to the refacing vs. replacing debate.
Choosing the Right Countertop for Your Colorado Springs Home

If you’re a Colorado Springs homeowner in the middle of a kitchen or bathroom remodel, one of the biggest questions you might face is, “What countertop material should I choose?” With so many options on the market, it’s normal to feel uncertain—especially when two of the top contenders, granite and quartz, each have their unique benefits.

We know you’re looking for something that fits your style, withstands daily wear, and won’t break the bank. But with all the choices, you might wonder which countertop is best for you and your family’s needs. At Southern Mesa, we’ve worked with countless homeowners in Colorado Springs, helping them make decisions that balance beauty, durability, and budget. In this article, we’ll walk you through everything you need to know about granite and quartz countertops so that you can make a confident, informed choice.

Understanding Granite and Quartz Countertops

What Are Granite Countertops?

Granite is a natural stone that’s quarried from the earth, cut into slabs, polished, and then used in homes. Each slab of granite is unique, with natural patterns and variations, which adds a one-of-a-kind touch to your home. Granite countertops are a popular choice in Colorado Springs for their natural beauty and durability.

What Are Quartz Countertops?

Quartz countertops, on the other hand, are engineered stone. While they contain natural quartz, they’re made by combining quartz particles with resin and color pigments. This process creates a durable, non-porous surface with consistent patterns and colors. Quartz countertops have grown in popularity because they offer a more uniform look and a wide variety of colors.

Cost Comparison: Granite vs. Quartz Countertops

Average Costs of Granite and Quartz in Colorado Springs

For most homeowners, cost is a big factor in choosing between granite and quartz. Granite countertops generally range between $60 to $100 per square foot, depending on the color, pattern, and thickness. Quartz countertops are typically more expensive, averaging $80 to $160 per square foot. While the initial costs may vary, both materials can provide excellent value if chosen wisely.

Factors that Affect Countertop Prices

Keep in mind that the cost can fluctuate based on factors like the slab’s size, color, thickness, and installation requirements. For instance, rare granite colors or exotic patterns might cost more. In the case of quartz, custom colors or edge styles can also drive up the price. If you’re interested in a specific style, consulting with Southern Mesa can help you determine the cost implications upfront.

Pros and Cons of Granite Countertops

Advantages of Granite for Colorado Springs Homes

Granite is prized for its natural beauty and unique patterns. Since each slab is different, granite countertops bring a truly custom look to your kitchen or bathroom. Granite is also heat-resistant, making it a good choice if you frequently use hot pots and pans in your kitchen. Plus, granite can increase the resale value of your home—a great perk if you’re thinking long-term.

Drawbacks to Consider with Granite Countertops

However, granite is porous, meaning it needs to be sealed to prevent stains. If you have young kids or a busy kitchen, regular sealing might seem like a hassle. Granite can also chip if heavy objects are dropped on it, and it’s heavier than quartz, which might require additional support during installation. These are factors to consider if you’re looking for a low-maintenance option.

Pros and Cons of Quartz Countertops

Benefits of Choosing Quartz in Colorado’s Climate

Quartz countertops offer a uniform appearance, which can be ideal if you prefer a consistent look. They are also non-porous, meaning they resist stains without needing to be sealed. This makes quartz a favorite among busy homeowners who want a low-maintenance countertop that still looks stylish. Quartz is also highly durable, so it’s less likely to chip or crack than granite.

Potential Downsides to Quartz Countertops

While quartz is very durable, it’s not as heat-resistant as granite. Placing a hot pot directly on a quartz countertop can cause discoloration or damage, so using trivets or pads is essential. Quartz can also be more expensive, especially if you choose high-end custom colors or designs. If you’re concerned about budget, these are factors worth weighing.

Durability and Maintenance: Which Countertop Is Easier to Maintain?

Comparing Daily Maintenance Needs

Both granite and quartz are durable, but they have different maintenance needs. Granite requires sealing every one to three years to maintain its resistance to stains. This sealing process is simple and doesn’t take much time, but it’s something to keep in mind. Quartz, being non-porous, doesn’t need sealing and is very easy to clean, making it a great low-maintenance option for busy families.

Durability Factors: Stain, Scratch, and Heat Resistance

In terms of durability, granite holds up well to heat, while quartz is more resistant to stains and scratches. However, granite can chip if a heavy item is dropped on it, whereas quartz is slightly less prone to damage. Think about your daily use and which qualities matter most to you. If you cook a lot and need a heat-resistant surface, granite may be better; if you’re more concerned with stain resistance, quartz could be the way to go.

Environmental Impact: Is Granite or Quartz More Eco-Friendly?

Sourcing and Sustainability Considerations

When it comes to environmental impact, both materials have pros and cons. Granite is a natural stone, so it doesn’t require as much energy to manufacture. However, granite is quarried and transported, which does create a carbon footprint.

Quartz, while engineered, often uses recycled materials and can be manufactured closer to home, reducing transport emissions. If sustainability is important to you, Southern Mesa can help you choose a responsibly sourced option, regardless of whether you prefer granite or quartz.

Design and Aesthetic Options: Granite vs. Quartz

Colors and Patterns Available in Granite

Granite is known for its natural beauty, with every slab offering unique patterns and variations. You can find granite in various colors, from classic whites and grays to deeper shades of green, blue, and black. The variation in granite’s patterns adds character and a high-end feel to any kitchen or bathroom.

Style Versatility of Quartz Countertops

Quartz, on the other hand, provides more flexibility in terms of color and design. Since quartz is engineered, it’s available in a wider range of colors and patterns, including options that mimic the look of natural stone like marble. If you’re after a more modern look or want to match specific color schemes, quartz offers many choices to fit your style.

Which Countertop Is Best for Your Colorado Springs Kitchen or Bathroom?

Suitability for Different Home Areas

If you’re considering countertops for your kitchen, think about your cooking habits and maintenance preferences. Granite’s heat resistance may be a plus in a kitchen setting, while quartz’s stain resistance makes it ideal for areas prone to spills and heavy use. For bathrooms, quartz can be a good choice due to its low-maintenance, non-porous surface that’s easy to clean.

Considerations Specific to Colorado Springs Homeowners

Living in Colorado Springs, you might also want to consider the impact of the area’s dry climate. Both granite and quartz perform well in dry environments, but quartz’s non-porous nature means it’s less likely to absorb moisture, which can be an advantage in high-altitude, low-humidity areas like ours.

Making Your Final Choice Between Granite and Quartz

Choosing the right countertop for your Colorado Springs home depends on your needs, style, and budget. Granite is a classic choice that brings unique, natural beauty, ideal for homeowners who don’t mind a little maintenance. Its durability and heat resistance make it great for active kitchens. On the other hand, quartz offers a wider color palette, requires minimal upkeep, and resists stains, making it ideal for families who want a consistent look and easy care.

At Southern Mesa, we’re here to help you find the perfect fit. Whether you lean toward the natural beauty of granite or the sleek, low-maintenance qualities of quartz, our team has the expertise to guide you through the selection and installation process.
Kitchen Remodeling Costs in 2024

Picture this: you walk into your kitchen and immediately feel a sense of dread. The cabinets are old and chipped, the countertops are stained, and the layout is just not working for your family. You dream of a bright, modern kitchen where cooking is enjoyable and gatherings are memorable. But as you start to think about a remodel, a nagging question pops into your mind: How much is this going to cost?

If you’re like many homeowners in Colorado Springs, the thought of a kitchen remodel can feel overwhelming. You might be worried about how to budget for it, what expenses to expect, and whether it will really be worth the investment. We completely understand those feelings of anxiety and uncertainty.

At Southern Mesa, we specialize in residential remodeling, and we’re here to break down everything you need to know about kitchen remodel costs in Colorado Springs for 2024. By the end of this article, you’ll have a clear understanding of what to expect, how to budget, and tips to make your kitchen remodel both affordable and rewarding.

Average Kitchen Remodel Costs in Colorado Springs for 2024

Local Averages: What to Expect

In 2024, the average cost of a kitchen remodel in Colorado Springs can vary widely, influenced by several factors unique to the area. Homeowners can typically expect to spend between $50,000 to $160,000 for a kitchen remodel.

Budget Remodel: If you’re working on a tighter budget, you might spend around $50,000 to $80,000. This typically includes basic upgrades like new cabinets, countertops, and appliances, but with more modest choices.

Mid-Range Remodel: A more extensive remodel with better materials and some layout changes could cost between $70,000 and $100,000. This price range usually offers a more updated look without breaking the bank.

High-End Remodel: For a complete overhaul with custom cabinetry, high-end appliances, and luxury finishes, costs can exceed $100,000, reaching up to $150,000 or more.

Cost Ranges for Different Kitchen Sizes

Your kitchen size also plays a crucial role in determining the overall cost. Here’s a quick breakdown based on kitchen sizes specific to Colorado Springs:

Small Kitchen (less than 150 sq. ft.): Expect to pay between $40,000 to $60,000 for a basic remodel.

Medium Kitchen (150 to 250 sq. ft.): Costs typically range from $50,000 to $80,000.

Large Kitchen (over 250 sq. ft.): Be prepared to spend anywhere from $80,000 to $150,000.

Key Factors Affecting Kitchen Remodel Costs

Layout Changes: Open vs. Closed Kitchens

One of the biggest decisions you’ll face is whether to change the layout of your kitchen. An open concept can enhance flow and make the space feel larger, but it often involves additional costs for structural changes. On the other hand, a closed kitchen may be more straightforward and less expensive to remodel, but it could feel smaller and more cramped.

Material Choices: Cabinets, Countertops, and Flooring

The materials you choose will significantly impact your kitchen remodel cost. For example, solid wood cabinets can be expensive, while laminate options are more budget-friendly. Similarly, granite and quartz countertops are generally pricier than laminate or butcher block options. Flooring choices also vary, with tile and hardwood costing more than vinyl or laminate.

Labor Costs: Hiring Professionals vs. DIY

Labor costs can take up a significant portion of your remodel budget. Hiring professionals to handle plumbing, electrical work, and carpentry can be costly, but it often ensures high-quality results. If you’re handy and willing to tackle some of the work yourself, you can save on labor costs—but be cautious. DIY projects can quickly become overwhelming if you don’t have the experience or tools.

Breakdown of Kitchen Remodel Costs

Cabinets: Budgeting for Storage Solutions

Cabinets are often one of the largest expenses in a kitchen remodel. You can expect to spend about 30% to 40% of your total budget on cabinets alone. Depending on the material and style, costs can range from $10,000 to $60,000+ in Colorado Springs.

Stock Cabinets: These are pre-made and available in standard sizes, typically costing between $200 to $600 per box.

Semi-Custom Cabinets: Offering more flexibility in design, these range from $300 to $900 per box.

Custom Cabinets: For a truly personalized look, expect to pay $800 or more per box.

Countertops: Choosing the Right Surface

Countertops can also significantly impact your kitchen remodel budget. Prices typically range from $80 to $250 per square foot, depending on the material.

Laminate: A budget-friendly option, costing between $30 to $70 per square foot.

Granite and Quartz: Popular choices that can range from $50 to $150+ per square foot.

Marble: A luxurious choice that typically costs between $80 to $160+ per square foot.

Appliances: Upgrading for Efficiency

Upgrading your kitchen appliances can enhance functionality and energy efficiency, but it can also add up quickly. Budget for about 15% to 20% of your total remodel cost on appliances. Here’s a rough idea of what you might spend:

Basic Appliances: These can range from $2,000 to $4,000 for a refrigerator, stove, and dishwasher.

Mid-Range Appliances: Expect to pay between $4,000 to $8,000 for better brands and features.

High-End Appliances: For luxury options, costs can exceed $8,000 easily.

Flooring: Selecting Durable Materials

Flooring is another essential aspect of your kitchen remodel. Depending on the material, you can expect to pay anywhere from $2 to $50+ per square foot before labor costs.

Luxury Vinyl Planks (LVP): Very popular and affordable options that typically cost between $2 and $15 per square foot.

Hardwood: A classic option that can range from $8 to $15 per square foot.

Tile: A popular choice for durability and style, with wide ranges from $2.50 to $50+ per square foot.

Lighting and Fixtures: Enhancing the Aesthetic

Good lighting is key to a functional kitchen. Budget around 3% to 8% of your remodel cost for lighting and fixtures. Here’s what you might expect:

Basic Fixtures: Costs can start at $50 for simple overhead lights.

Pendant Lights: Popular for islands, these can range from $100 to $300 each.

Under-Cabinet Lighting: Expect to pay about $1500 to $2400 for materials and installation in an average sized kitchen remodel.

Additional Costs to Consider

Permits and Regulations

Before starting your kitchen remodel, check with your local building department. Depending on your location and the extent of the remodel, you may need permits. Permit costs can range from $300 to $800, so it’s essential to factor this into your budget.

Unexpected Expenses: What to Plan For

Remodeling projects can often encounter unexpected issues, such as plumbing or electrical problems, which can increase costs. It’s wise to set aside an additional 10% to 20% of your budget for these unforeseen expenses.

Design Fees: Hiring an Interior Designer

If you’re considering hiring an interior designer to help with the remodel, budget for their fees. Designers typically charge between $100 and $300 per hour, or a flat fee that can range from $1,000 to $5,000, depending on the complexity of the project.

Tips for Budgeting Your Kitchen Remodel

Creating a Realistic Budget

Start by determining how much you can afford to spend. Review your finances, and don’t forget to include potential financing options if needed. Make a detailed list of what you want to achieve and prioritize your must-haves versus nice-to-haves.

Prioritizing Features and Upgrades

Consider what aspects of the kitchen are most important to you. Is it better storage, improved functionality, or a stylish look? Prioritizing these features will help you allocate your budget more effectively.

Seeking Multiple Quotes from Contractors

When it’s time to hire professionals, getting multiple quotes can help you determine average pricing for your area. This also allows you to gauge the quality of work and customer service from different contractors.

Financing Your Kitchen Remodel

Options for Home Equity Loans and Lines of Credit

If you need to borrow money for your remodel, consider using a home equity loan or line of credit. These options often come with lower interest rates because they are secured by your home.

Exploring Personal Loans and Credit Cards

Personal loans or credit cards can also be options, especially for smaller projects. Just be cautious of high-interest rates and ensure you can manage the repayment.

Budgeting for Long-Term Investment Returns

A kitchen remodel can significantly increase your home’s value. As you budget, keep in mind that a well-planned remodel can provide a return on investment of around 40% to 60%, making it a smart financial decision in the long run.

Making Your Kitchen Remodel Worth the Investment

In conclusion, understanding the costs associated with a kitchen remodel in Colorado Springs is crucial for making informed decisions. From average costs based on kitchen size to the various factors influencing your budget, we hope you now have a comprehensive overview of what to expect.

By planning wisely, prioritizing your needs, and consulting with professionals like us at Southern Mesa, you can create a beautiful and functional kitchen that enhances your home and meets your family’s needs. Remember, a kitchen remodel isn’t just an expense; it’s an investment in your home and your lifestyle. With careful planning and a clear vision, your dream kitchen is within reach!

The statement of “we understand the risks and were willing to take it” is a very common mentality for both homeowners and contractors alike. When it comes to the subject of permits for prospective projects or a homeowner deciding to work with a contractor who is not licensed and insured for the particular task at hand, this statement is pivotal. I think often it’s easier to decide to take the risk when the language of “is something permissible” provokes a less punitive connotation than the reality of what is being started. The reality of what’s being stated, in its clearest terms, is that engaging in an alteration of your home where a permit is required and choosing to not seek a permit is illegal. The same holds true for hiring a contractor who does not possess a license for the task which needs to be completed. In terms of hiring an unlicensed contractor, we’ll briefly touch on that in this article but will examine that topic further in an article titled “Understanding the Nuance”. This article will mostly focus on why permits matter, and why the risk of not obtaining one can be far greater than the benefits.

Before we get into the article, let me begin by saying that I fully understand why most people would want to “side skirt” the permitting process, it adds more to the overall cost of the project and sometimes the project is so simplistic that it seems like a very low consequence move to not permit something as simple as a shower valve replacement. I’ve seen projects where in an older home people simply wanted to add a shower to a basement as it had an accessible floor drain. The floor drain is generally a 1 ½” size pipe and code requires that you have a shower drain with a 2” pipe. Most folks don’t want to go through the hassle of breaking concrete to trace the smaller pipe back to a size that meets code, so they opt into skipping the permitting process to avoid the hassle. It seems like a very low consequence activity. The arrangement works for the homeowners as they get their shower installed at a much lower cost, and it works for the contractors as no one likes busting up any more concrete than necessary. In many cases you can simply get by without dealing with the permitting process and never experience any real consequences of that action. But how wise is that approach really? Are you really understanding the full implications of what could happen if you get caught while the job is in process or long after its completion? The goal of this article is to get into the true implications of what could happen if you don’t obtain a permit and to give you, the homeowner, the proper information to assess if the gamble is really worth the risk to your home.

“The mark of a good general contractor is one who mitigates risk not only for himself but his clients as well”. My cousin made this statement a few years back as I was driving around downtown Portland shadowing him on the various multi-million dollars high rise construction projects he was managing. Most often we think of a good contractor as being one who does their work to a high degree of quality or who can accomplish a project in a timely manner. Those are excellent traits to have for sure, but what’s often overlooked is construction projects have very high consequences if executed improperly. These consequences are high for the contractor for sure, but the ultimate burden doesn’t fall on the contractor, it always lies with the homeowner. You, the homeowner, are responsible for what takes place on your property, and the three categories with the highest consequences for homeowners are the following:

Failing to pull a permit.

Hiring an unlicensed contractor, or one who does not possess a license for the particular task.

Having uninsured or underinsured workers on your property.

FAILURE TO PULL A PERMIT

Most homeowners and contractors are conditioned to believe that pulling a permit is an expensive task, and something that can cause a lot of potential headaches if the inspector “finds” something. While both those statements can be true it’s often not the case unless you live in a home that was built before building codes were enacted. In most cases the cost to pull a permit can be $250.00-500.00 for small projects, $500.00-1500.00 for large projects, and $2500.00-3000.00 for new builds. The inspection process in most projects I’ve worked on has been simple with most inspectors seeing what they need to see and signing off on properly performed work in less than 10 minutes. In most cases the inspector simply needs access to the home and to visually inspect the work being performed. If the work looks up to code the inspected work is passed with no further instructions. You may receive a partial pass if the inspector needs you to make a small modification (i.e. adding spray foam for fireproofing). Rarely has the permitting process been difficult or complicated to deal with unless something is really wrong with the project.

RISKS FOR THE CONTRACTOR

What are the risks for a contractor for not pulling a permit? Typically the risk for contractors working on unpermitted work will get red flagged causing all work on the project to cease until the permitting process can be complete. There would also be a fine imposed on them. If they are habitual offenders, they could lose their license to work but that is essentially where the punishment stops for the contractor – unless it is written in the contract with the homeowner that the contractor would pull permits for the project and failed to do so. I am not a lawyer but from what I have researched that is the only circumstance in which a homeowner could legally go after a contractor for failing to pull a permit. Of course this assumes the contractor has a license and is up to date on their bond and insurance.

RISKS FOR THE HOMEOWNER

What are the risks for a homeowner for not pulling a permit? To answer this question I am going to incorporate two of the three high consequence activities I had mentioned above: Not pulling a permit, and hiring an unlicensed contractor.

One: The project may get flagged and shut down at any point during the construction process. There are a few ways in which a project can be flagged from the start. A neighbor who loves to call the city if there is some random violation he or she finds while roaming the neighborhood. An inspector checking out a project a few houses down sees a lot of construction vans parked at a particular home and decides to knock.

If a project gets flagged, all work has to cease immediately, and a fine is imposed on the homeowner. Depending on how far along the project is, it could be required by the county that you remove the installed finishes so the inspector can visibly inspect the work which was done. This could be extremely costly if expensive finishes have already been installed such as a shower or kitchen counters and cabinets. The county can even impose a lien on the property and if work was not performed to code, the home could be labeled as condemned forcing you to move out till the work is corrected. The long lasting issue is that the threat does not go away once the project is completed and may potentially never go away even if you sell the home. The only way the threat goes away in the event of a sale is if you disclose the unpermitted work at the time of sale which means the new owners now own the consequences of unpermitted work. If you chose to lie on the disclosure notice and it’s discovered that you were aware of the unpermitted work, you could be found liable in a lawsuit. From the start of the project, through completion of the project, and beyond, you have to worry that at some point you may be required to bring everything in your project back up to code should the unpermitted work be discovered.

Two: Some contractors wish to not pull permits because they want to perform work which they are not licensed to perform such as relocating plumbing lines or adding new circuits to the bathroom or kitchen. To be clear, a general contractor who is overseeing a remodel or new build can manage this process but a licensed MEP contractor must perform the installation. In some jurisdictions a handyman or general contractor can perform simple tasks like replacing a light fixture, however, this is not true in all jurisdictions as it will depend on the county regulations. What is the risk to a homeowner for having a non-licensed contractor perform structural or MEP work on your home? If there is a catastrophic failure in terms of a plumbing leak or an electrical fire, the contractor’s bond and insurance (if they have insurance) will not cover the damage to the property. The only coverage their bond and insurance will cover is work they are licensed to do. The question then becomes will your homeowners insurance cover the damages from illegal work?

Consider this article from Global News in Canada: Over 80 per cent of basement fires in Brampton over past 2 years in unregistered units – Toronto | Globalnews.ca. 80% of basement fires in one city occurred from unpermitted projects. Although the article doesn’t specifically state the criminal charges were issued to the homeowners, one would have to assume that the homeowners would be liable for criminal charges and liable for construction damages as well.

IN CLOSING

From a personal story, my mom was considering renting her basement as an AirBnb. Before she began the process I looked at the county website to confirm the basement had been permitted and was legally safe. The previous homeowner at the time did permit the basement which was great. However, he chose to do the electrical work himself vs hire a professional. I read the comments from the inspector who failed his initial rough-in inspection. The inspector simply wrote, “there are too many code violations to list”. Can you imagine the consequences of renting out a dangerous space or having a visiting guest inhabiting the space and a failure were to occur? Thankfully the work was inspected and corrected, and should any catastrophic event occur my mom’s biggest investment would be protected.

If you have projects in your home that you haven’t acquired permits for, particularly those of high consequence, you open yourself up to fines and being forced to bring the project up to code which could mean removing much of the completed work done on the home. These issues make the home harder to sell, a potential loss of insurance coverage, and potential criminal punishment depending on the nature of a catastrophic failure. Going back to the concession I made at the start of this article where I stated that I understood why someone would not have wanted to permit a basement shower with an undersized drain. In a real life example I was hired to tile a shower as a subcontractor. The homeowner and general contractor agreed to not pull permits for the shower as they didn’t want to break out any more concrete than necessary to complete the work and getting the project permitted would have forced them to remove much of the concrete slab to get back to a 2” drain. What the clients failed to realize is they would eventually have to do this work anyway as the 1 ½” drain they were tying into was galvanized steel pipe that was on the verge of disintegrating due to 70 years of rust and decay. Instead of bringing the drain to code from the beginning, they will eventually have a leak that compromises the integrity of the slab, enables mold growth, and will be forced to remove all the finishes they installed to break out the slab to remove the old pipe anyway. Far more costly than spending the extra money on the front end to bring the space up to code, and make sure their investment was secure by pulling the proper permit from the get go.

HOW WE PROTECT OUR CLIENTS

Please note, this article is not written with the intention of passing judgements on homeowners or contractors who do not follow the rules as the law states. I wish I had a perfect track record in this arena, but unfortunately, I do not. In my entire construction career, I can’t say that I have ever met a fellow contractor who followed the rules of permitting to a “T” throughout their careers. Construction and the skills we possess become something which is second nature that you forget that the consequences can be far higher than we realize. For the serious contractors that I’ve met, most of them after years of weighing the risk vs reward have realized, it’s simply not worth it. With a fuller understanding of the consequences, is not pulling a permit still worth the risk?

At Southern Mesa we want to be a company who’s known for producing high quality results, manages their operations and timelines well, and is committed to mitigating the risk for the health and safety of ourselves as well as our client’s.

Explained: Pricing Differences in House Remodels

Price discrepancies exist throughout all industries. In many instances we can make sense of these discrepancies when we have adequate knowledge of the products we’re looking at. For example, say you step into a grocery store and you see 2 NY Strip steaks in the case. Once strip cost 12.00 per lbs the other 22.00 per lbs. With the proper knowledge of what you’re looking at it’s easy to make sense of the price discrepancy for the same cut of meat: One cut is Choice grade the other is Prime. One is grass fed the other is grain fed, one has a minimal degree of marbling the other ranks high on the marble score. Does this mean that because you know the difference in the cuts that you should always use the most expensive option? The answer really depends on your budget and how you intend to cook the steaks. If you have the “means and want” to experience the quality of the meat you’ll probably opt for the higher end option. However, if you intend to experiment with creating a pan sauce and the overall flavor of the beef is secondary, going with the Choice option may make the most sense.

In construction, there can be many reasons for price discrepancies when it comes to construction materials and finishes. There are many instances where construction materials or finishes are similar to the steak example. They’re similar in the sense that you can base your decision on your needs and your budget – the options you choose will ultimately equate to a certain level of longevity. However, there are some discrepancies in materials where the lesser options are not viable and should be avoided at all cost.

The Reasons Behind House Construction Prices

The first discrepancy I’d like to discuss is the difference in cost between plumbing fixtures in a retail box store vs a contractor grade fixture from a plumbing supply house. This is something which can be quite perplexing as you can see a delta shower kit at a box store which includes a rough in value, trim, and a shower head for about $150.00-200.00. However, at the same time you can go to a supply house and order a delta shower kit and it will cost you $500.00-800.00. So how do we make sense of this discrepancy? Does the cheaper option mean you should avoid it?

The Difference in Higher Priced House Supplies

The easiest way to discern the difference between box store fixtures and supply house fixtures is to simply have the plumbing fixtures in front of you to make the comparison. The first thing you would notice between the two options is the dramatic difference in weight between the two options. The reason for this difference in weight is that most box store fixtures are made of plastic with an exterior designed to look like metal. Whereas contractor grade fixtures are generally produced from solid metal. To be clear both fixtures will (or should) have brass rough-in components, but the trim component and some of the structural components are where the main differences lie.

One other major difference is that contractor grade rough-in valves have the option to come with built in “stops”. “Stops” are basically built in water shut off valves that are built into the rough-in valve. Why is this important? It doesn’t happen often, but there are times when the interior component of a shower valve known as a cartridge breaks down. If the cartridge breaks down, it either breaks down in the water “on” or “off” position. If you don’t have stops on your valve and it breaks down in the “off” position, you’re lucky! If it breaks and the shower is in the “on” position it means that you can no longer just shut off the water in your shower; you will be shutting down water to your entire home until you can get a replacement cartridge. If the components are not in stock or on back order it can take weeks to get a replacement resulting in a lot of logistical issues in your home. If you have a valve with built in stops, you can simply shut off the water to that valve while the rest of your home’s water can remain unaffected until you’re able to replace the cartridge.

Should I Avoid Buying Cheap House Supplies?

So the question is should you purchase the higher end plumbing components? Ideally, yes, but we understand it doesn’t always work with everyone’s budget. The truth is even with plastic components some manufacturers produce plastic parts with a durable, and in some cases, a “spot free” finish which allows for easier cleaning. The main thing with box store components is to find a full-body plastic material, not something that is plated on top of the plastic. You’ll also want to find a product with a cartridge that is widely available so if there is a breakdown it can be replaced within a day or so. If it’s a shower rough-in valve, we always recommend a valve with “stops” no matter the grade. Southern Mesa will always recommend contractor grade components due to better structural components, and durability but we also will always be willing to work inside your budget.

Difference in Flooring for House Remodels

The second discrepancy I’d like to discuss is the difference in flooring products such as Tile and Luxury Vinyl Plank flooring. This is a situation where some box stores will stock some items which could be considered contractor grade.

Oftentimes when it comes to ceramic or porcelain tile, a box store can offer products that are of excellent quality and if you find something that suits your design in most cases we would tell you to go for it. This wasn’t always the case, but some stores have stepped up their quality in the last 10-15 years. The main drawbacks with box store tile for ceramic and porcelain is your design can lose some of its uniqueness. A box store in Colorado Springs may have the same products as their stores in Dallas or Cleveland, and so on. If you want a design that’s unique and set apart it’s best to look at custom tile showrooms.

The other drawback to using box stores for porcelain and ceramic tile is, in some cases, the products could have a lot of warping and bowing in the tile making for a more complex install.

For natural stone, box stores can have more noticeable drawbacks. There have been many occasions where I’ve opened boxes of natural stone from box stores to see tile that looks muddled, very inconsistent in color, some tiles that are polished while others are unpolished, and inconsistencies in tile sizing and gauging. Most of these issues cannot be corrected and have rarely been a problem from legitimate tile showrooms who properly vet their stone suppliers.

On a side note, another great benefit of working with a tile showroom vs a box store is the knowledge of the showroom staff. In many stores most of the staff has industry experience in either installation or design. This can be very useful for choosing products with the right slip resistance ratings for certain installations, products which can minimize conflicts with layout or design, and simply having an eye for great design and detail.

For items such as LVP the main discrepancies in price come from the following factors: how well the LVP mimics the characteristics of natural wood, repetition in pattern, and if the LVP has a built in and substantial underlayment.

Repetition vs. Underlayment of Flooring Installs

Repetition in pattern is an issue which can exist in both LVP installations as well as tile installations. Typically, the goal of an installer is to mix a pattern throughout a floor or wall so there is not one particular color isolated in one section of an installation or to have the same pattern bundled together in a group. These isolation issues can draw the focus of a wall or floor to one section of a space which was never intended to be a focal point. When you have a lesser grade of LVP or Tile you’ll end up with only 3 to 4 unique patterns available to minimize the repetition in pattern. On a higher grade of material you can have anywhere between 15 to 25 unique patterns to ensure that you won’t have the problem of pattern repetition. Trying to not have pattern repetition with 3 to 4 unique patterns is almost unavoidable.

Most LVP products are quite thin and were originally designed to be placed directly over an existing hard surface flooring. Thin LVP works well in these applications as they help to minimize height discrepancies throughout the installation area. However, thin LVP comes with 2 drawbacks:

1: If the LVP couldn’t be placed over the existing hard surface and has to be placed directly over the subfloor, the existing door jams are going to be significantly higher than the new finished floor creating a larger unattractive gap where the LVP sits under the jam. The only ways to deal with this is to either drop the door jams, or to raise up the floor.

Thicker LVP isn’t quite large enough to compensate for that gap, but it does lessen the gap allowing for a thinner product to be used to raise up the floor, which saves on material cost.

2: The other drawback with thin LVP is that it will have a very thin built in underlayment, or none at all. A thicker underlayment will have a tremendous impact on sound deadening throughout the home, especially for spaces which are directly underneath an LVP floor. Many condos or apartments will not allow LVP to be installed in units without the material meeting specific sound deadening requirements. LVP can be really loud unless a quality plank with thick underlayment is installed.

What to Know About House Remodels and Landscaping Costs

At Southern Mesa one of our core values is education. We consistently seek to improve our own processes by taking advantage of manufacturer training programs and various educational resources by industry councils. For us, learning never stops. As we increase our education we also desire to help educate our clients as well. Construction is rarely simple, and can easily become overwhelming. At Southern Mesa we’re happy to walk all of our clients through the details of the installation of each product and receive honest feedback on materials selected. Not every product that’s inexpensive is bad, and not every product with a high price tag is functionally superior to another with a lesser cost. Please use us as a resource to help with these assessments about product selections and installations.

That’s why staying working with a professional in kitchen design is so important because we understand the industry’s new features, advanced materials and appliances, and creative layouts to make your kitchen remodel both functional and stylish.

Being creative in your kitchen remodel allows you to choose the design, colors, textures, layouts, and more that truly personalizes your space. Be sure to consult with professionals like us to ensure all your creative needs are precisely implemented. Read along in our blog for homeowners about ways to get creative with your kitchen remodel:

Multi-Functional Islands

Multi-functional islands have become popular in kitchen remodeling, providing extra counter space and storage while remaining aesthetically pleasing. The best thing is that you can customize these islands to fit any kitchen size or style, from traditional to contemporary.

These islands typically feature additional shelves, drawers, and appliances, such as a sink or a cooktop, making food preparation and cooking much more efficient. Islands can also work as a breakfast bar, a gathering place, or even an extra workspace.

Modern Lazy Susans

The modern lazy Susan is a cleverly designed rotating shelf that can store and organize anything from spices and condiments to plates and cups. While the traditional method of these shelves is a rotating circle, the modernized versions look quite different and are even more functional than their traditional counterparts. The standard circle design has been replaced with sliding shelves in a variety of shapes that pull all the way out. These modernized shelves allow you to easily access items without getting down on the floor, reaching into the back of a cabinet, or digging through drawers.

As modern kitchen trends favor clean lines and multi-functional storage, the lazy susan is a creative remodeling option for homeowners who want to maximize function with minimal effort. With so many options, you will surely find one that perfectly fits your kitchen and décor style.

Specialized Storage

As homeowners seek to maximize their use of space and create more efficient workflows throughout their homes, customized storage solutions are a great way to make the most out of places like the kitchen. With creative options like pull-out drawers with dividers, built-in cabinets with pot and pan organizers, and custom shelving units, homeowners can create specialized storage tailored to their needs.

Furthermore, specialized storage allows for greater organization and efficiency in the kitchen and improved access to items. Additionally, this type of storage can create a more aesthetically pleasing look and feel, adding a layer of luxury to any remodel.

Hidden Broom Storage Cabinets

Unlike traditional broom closets, hidden broom storage cabinets are discreetly tucked away behind closed doors or panels and can often get customized to fit the look of your kitchen perfectly. By concealing your cleaning supplies, these cabinets offer a neat, clutter-free, aesthetically pleasing and practical look. Plus, these storage cabinets give you quick and easy access to quickly clean up any spills in the kitchen.

Some of your cleaning supplies may be hazardous and best kept out of sight. Hidden broom storage cabinets ensure that everything is safely tucked away and provide an organized solution for storing supplies.

Enclosed Trash Cans in Hidden Outlets

Homeowners are discovering the convenience of storing garbage out of sight while freeing up valuable counter and cabinet space. Not only do these cleverly hidden receptacles provide an aesthetic benefit, but they can also be designed to reduce odors and make it easier to dispose of waste quickly and hygienically.

With options such as pull-out drawers and automated opening/closing lids, you can create a kitchen that looks great and is easier to keep clean. They also come in different shapes, sizes, and materials, so you can customize them to fit your kitchen layout.

Built-In Dog Bowls

Dogs can be messy, and having their bowls in your kitchen can be inconvenient. Built-in dog bowls are an innovative way to create a place specifically designed for your pup. These bowls are typically installed beneath a drawer in the mudroom to keep them out of sight and reduce mess.

It provides a place for food and water and offers a practical solution for the mess without sacrificing design. Furthermore, you can install these bowls for different heights based on your pet’s needs.

Integrated Paper Towel Holders

Instead of having an unsightly towel bar or rag hook protruding from your cabinetry, integrated roll holders provide a seamless and stylish look that will keep attention from the rest of your kitchen. You can mount integrated paper towels underneath cabinets or into drawers to stay hidden until needed.

Additionally, integrated paper towels can help to keep countertops tidy and uncluttered, providing both convenience and attractive design. They are also a great way to save space and add a modern touch to your kitchen.

Under Cabinet Lighting

Under cabinet lighting is a growing trend for kitchen remodels and is a great way to add style and brightness to any kitchen.
